BIOSEAL is a ready to use water based VOC compliant siloxane water repellent for the protection of concrete and masonry. BIOSEAL penetrates more deeply than conventional water or even solvent based repellents. Low odor and alkaline stable protects from moisture intrusion and chemical attack from chloride salts.
BIOSEAL protects against salt air from penetrating through to reinforcing steel. Reduces rebar corrosion and surface spalling caused by chloride salts. Excellent protection for retaining walls, bridge pilings,tile floors, brick, precast panels, terra cotta or any structure at risk of water or salt water attack. Chemically bonds deep within concrete or masonry substrate providing long lasting protection against moisture intrusion and water related staining or deterioration. Produces no surface film. Treated surfaces keep natural breathing characteristics and appearance.

Apply to clean and dry surfaces. temperature should be between 40-90 degrees. Don not apply to frozen substrates or allow Bioseal to freeze. Apply with brush roller or low pressure spray (<50 psi) avoid atomization of material. Store in cool, dry place. Always seal after use. Do not dilute or mix with other chemicals. Multiple thin coats are recommended over one thick coat. Wipe up drips or puddled material. Treated surfaces dry to touch in about an hour depending on temperature. Protect from water or rain for 6 hours, foot or vehicle traffic until visibly dry. Full cure time is 48-72 hours.
